What began with Familux Invest 1.0 continues – and you can be part of it again. Starting 25 July 2026, Familux Invest 2.0 launches with a total volume of 5 million euros.
The first round was fully subscribed within just four days. Demand is already very high once again – and those who get in early will secure the best benefits.
For regulatory reasons, the offering cannot be made publicly available until 25 July 2026. Until then, it will be placed privately. Register your interest now to receive exclusive access – before it goes public. We’ll notify you by email as soon as it launches.

- Profitability: Familux achieves GOP profit margins well above the industry average – most recently around 35%
- Around EUR 40 million invested in the existing resorts in 2025, with further investments of over EUR 80 million planned for 2026 and 2027 to safeguard quality and continue developing the existing portfolio
- In 2027, 2028 and 2029, investments of EUR 200 million will follow in new resorts/locations

High up in the Allgäu, at 1,200 metres, a great deal will be reimagined from 2026 – in the very place where we took over our second location in 2011 and have since developed into one of Germany’s most successful holiday hotels.
With your contribution, we are taking our Oberjoch to the next level – to 5-star standard. With 14 new chalets that blend harmoniously into the Allgäu mountain landscape and give families their own private retreat with a private wellness area. An à la carte restaurant and newly designed buffet and dining spaces that raise culinary variety to a new level. A completely reimagined water world with a new slide complex and a dedicated children’s water world that is guaranteed to bring wide eyes and beaming faces. A new Feel Good Spa that gives parents a space of their own. And new staff houses, because a great holiday begins with great people.
This project is at the heart of Familux Invest 2.0 – it is tangible, concrete and built on a foundation that has proven itself for over a decade.
And of course, our journey continues. Our next favourite places are already taking shape – plots are secured, plans are maturing, and faces light up when we talk about what comes next. Soon we will also be able to share the exact locations on the Baltic Sea and in the Dolomites with you.

Why don’t you go to a bank or to your investors?
Because we prefer to take a different path – together with the people who know and value us. Of course, we could work with investors. But we like the idea that our next steps are supported by the very people we are taking them for. Instead of big investors, we would rather bring our loyal guests and supporters on board.
How much do we have to invest?
That’s up to you. You can flexibly choose the amount with which you’d like to become part of Familux Invest. The first VIP level starts from €15,000, but other contributions from €1,000 are also welcome – every step counts.
What do I get in return?
Attractive interest – either in cash or as a voucher. And, depending on your contribution, additional benefits such as early check-in, spa discounts, Ultra All Inclusive upgrades, room upgrades and much more.
How does the investment work?
Very simply: as soon as the pre-subscription phase begins, the link takes you to the platform of our partner CONDA. There you can invest directly online – securely, easily and transparently.
What is CONDA?
CONDA is an established investing platform that has already financed over 250 projects. It handles the technical processing and ensures that everything runs in a legally sound and transparent manner.
How long does the investment run?
5 years; the term and repayment are precisely regulated and can be viewed on the CONDA project page. You will be kept informed of every step – from payment in to payout.
What happens to my money?
Your contribution flows directly into the next development stages of our resorts – currently above all into the Dachsteinkönig. And what you make possible, you can then experience for yourself.
Which periods fall into Season A/B?

From when does the VIP status take effect, and when is the overnight-stay voucher provided?
The benefits only take effect once the campaign has concluded. This means: as soon as the target amount is reached and all information has been transferred from CONDA to Familux, we can register all investors and assign the corresponding benefits.
The exact timing depends on how the campaign progresses. We’ll keep you posted and let you know as soon as your VIP status is activated and your overnight-stay voucher is sent.
When are the interest payments made?
Interest is credited twice a year, on 30 June and 31 December respectively. If, for example, you subscribe in July and the campaign concludes in October, you will already receive your first interest payment on 31 December 2025.
How long are the vouchers valid?
Interest in the form of vouchers is credited as points to your Familux Friends account. These points are valid for at least 30 years and therefore, in practice, never expire.
Can I switch between voucher and cash payment?
The choice of interest variant (voucher or cash) is made bindingly at the time of subscription and applies for the entire term. A later switch is not possible.
Are the vouchers transferable?
Yes, the vouchers are not tied to a specific person. You can give them away as a gift, pass them on or, in theory, even sell them. The points can be generated as vouchers in any amount you like.
How is the interest taxed?
Interest is paid out net – that is, after deduction of capital gains tax. Familux automatically remits this tax to the tax office; no additional action is required on your part. CONDA provides each investor with an individual statement transparently showing the amount of tax remitted. You can then use this information for your private tax return if needed.
Can I also invest more than once – e.g. in stages or with different interest models?
Yes, that is possible. You can invest several times in the same campaign – also with a different choice of interest variant (e.g. once at 4% in cash, once at 7% in vouchers). Each subscription is treated separately.
When is the capital repaid?
Your investment is repaid at the end of the term as a total amount to the bank account you have provided. Early termination is not envisaged.
What does “best available room category” mean?
As part of certain VIP levels (e.g. Explorer, Adventurer), on the evening before your arrival we check whether a free upgrade to the best available room category at the resort is possible – including chalets, subject to availability and suitability for the number of guests.
Can I also apply the free VIP overnight stay to existing bookings?
Yes, provided your booking falls within Season A or B, the free overnight stay can also be credited retroactively. Simply indicate this when making your reservation or contact our team.
Is there an Invest Community Night?
Yes, we are planning an exclusive Invest Community Night at one of our resorts – most likely at the Alpenrose. The exact location and format will depend on the number of participating investors.
How is my VIP level calculated if I invest more than once?
Your VIP level is based on the total sum of your investments. Multiple investments are therefore added together and assessed jointly. Example: two separate investments of €25,000 each together achieve Explorer status – not Traveller status twice. The associated benefits, such as the free overnight stay or the room upgrade, apply once per investing party and VIP level.
Can my paying-in account differ from my payout account?
No, for legal reasons (anti-money-laundering / KYC), paying in and payout must go through the same account, or rather the same account holder.
Is there an investment limit for private individuals from Germany?
For German private individuals, a cap of €25,000 per project previously applied to subordinated loans. This restriction is not relevant to Familux Invest, as it is a project under the new EU Crowdfunding Regulation (ECSP).
This means: private individuals resident in Germany can also invest more than €25,000, provided that during the subscription process on the CONDA platform they confirm the statutory disclosures and, if applicable, complete a short risk-understanding quiz.

In the summer of 2025, we invited our guests for the very first time to invest alongside us in the future of Familux – and the response was overwhelming. Within just four days, Familux Invest 1.0 was fully subscribed. Hundreds of families, long-standing companions and new supporters placed their trust in us.
The campaign was successfully completed in September 2025, all funds have been received and the VIP levels have been activated. Interest has been accruing since 1 November 2025, and the first payouts have already been made.
